So you’re considering moving to Philadelphia? Maybe it is a new job. Maybe a relationship. Maybe you grew up here and you are finally coming home. Whatever the reason, relocating is one of the most stressful things you can do, and trying to figure out where to live in a city you do not know yet is the part that keeps people up at night. I have helped over 30 clients move to Philadelphia over the course of my career, and I want to walk through what that process actually looks like when you work with me.

How the Process Works When You Cannot Be Here in Person

The first thing we do is get on a Zoom call. No pressure, no contracts, just a real conversation about what you are looking for and what your life is going to look like once you land in Philly. Where is the job, what is the commute going to be, do you have kids, are schools a factor, do you want city living or suburban quiet or somewhere in between, are you buying or renting, what is your budget. I cannot do my job well if I do not understand yours, so we start there every time.

Once we have a sense of direction, we move to FaceTime tours. If you are not in town yet, that is fine. I walk the house. You sit on your couch in your current city and you see everything I see. I open the closets, I show you the basement, I point the camera out the back window, I show you the street, I pan around the block. I will drive to the nearest coffee shop and show you that too if you want. The goal is for you to feel like you have actually been in the house before you make a decision. By the time you fly in for the final visit, you are not seeing the home for the first time. You are confirming what you already know. This is how Philadelphia Real Estate works for out of town buyers in 2026. The technology is here, and we use it. I have done this with clients moving from California, Texas, New York, Florida, Chicago, and pretty much every state in between. The process works and I have done this for my clients in the past.

Picking the Right Neighborhood, or the Right Suburb

Philly is not one place. It is a melting pot of neighborhoods stitched together, and each one has its own feel. East Passyunk and Bella Vista give you walkable South Philly with great food and a real neighborhood vibe. Fishtown and Northern Liberties pull a younger crowd with a heavier arts and nightlife scene. Rittenhouse and Fitler Square are classic Center City living with parks, brownstones, and the best restaurants in the city at your door. Graduate Hospital, Point Breeze, and Pennsport are seeing huge growth and offer more home for the money. Manayunk and Roxborough give you a small town feel with quick access to downtown. Mount Airy and Chestnut Hill bring tree lined streets and a slower pace. That is just the city. The right neighborhood for you depends entirely on how you live, and that is what we figure out together.

If you are moving to Philadelphia and you have school age kids, we also have to talk about the suburbs. Some of the highest ranked school districts in the entire state of Pennsylvania are right outside the city, in Delaware County, Chester County, and Montgomery County. Wallingford Swarthmore, Rose Tree Media, Radnor, Tredyffrin Easttown, Lower Merion, Springfield, Unionville Chadds Ford. These are the names that come up over and over when families are choosing where to land. The good news is you can be in any of these districts and still be a reasonable train or car ride from Center City. So you do not have to choose between great schools and a real connection to the city. You can have both, and a big part of my job is helping you weigh that trade off honestly based on how you actually want to live day to day.
