Frequently Asked Questions about Philly Realtor and Delco Realtor Mikey Parisano

How do I know if now is the right time to sell my home in Philadelphia?

#1

The right time to sell looks different for every homeowner. Some people are downsizing, some are moving to the suburbs, and others are relocating out of state. If you want, we can talk through your situation by phone, Zoom, or in person at your property. Once I understand your goals, I can give you an honest opinion on whether selling now makes sense and, if it does, put together a clear plan to sell your home for top dollar while keeping the process organized for you and your family.

What is my home worth in today’s Philadelphia real estate market?

#2

I can give you an accurate answer once I know your address and have a chance to review your home. Pricing a property is not just about looking at recent sales from the past six months. I also want to review what is currently on the market near you, what is under contract, and how long those homes took to receive offers. Overpricing a home is one of the biggest mistakes sellers make, so my approach is to be honest, strategic, and realistic from the start, even if that is not always the easiest conversation.

What makes working with a local Philadelphia Realtor and Delco Realtor different from a large team or one of those flat fee online services?

#3

I am very intentional about who I work with, and my approach has always been quality over quantity. When you work with me, you are working directly with me, not a junior agent or someone you can never reach. With many large teams or flat fee online brokers, the service is exactly what you pay for. They list your home, put a sign out front, upload it online, and everything else is largely on you. That may work for some people, but it is not how I operate.

Because I only take on clients I can fully commit to, I make sure every listing gets my time, attention, and hands on involvement from start to finish. Buying or selling a home is one of the biggest financial decisions most people will ever make, and when someone trusts me with that responsibility, I take it seriously. If you want to see what my clients have said about working with me as their Philadelphia Realtor, I always encourage you to read my reviews. Their experiences speak louder than anything I could say.

How competitive is the Philadelphia real estate market right now for buyers?

#4

For homes that are priced correctly, the market is still very competitive. That said, not every property is the same. Factors like price, parking, condition, and neighborhood all play a role in how much competition a home will receive. Philadelphia continues to attract buyers from higher cost cities like New York City and Washington DC because housing here is more affordable and offers better value. If you are buying, having a clear plan and realistic expectations makes all the difference.

What should I do to prepare my home before listing it for sale in Philadelphia?

#5

The first step is having a conversation so we can build a plan together. From pre listing preparation and pricing strategy to photography, video, and decluttering, every detail matters. My goal is to position your home to get maximum exposure and strong buyer interest from day one. When you work with me as your Philly Realtor, I take the responsibility seriously and guide you through the entire process from start to finish.

How long does it typically take to sell a home in Philadelphia?

#6

From our first conversation to settlement day, the full process usually averages between forty five and seventy days. That timeline can be shorter or longer depending on the buyer, financing, and inspection process. I do not believe in promising unrealistic timelines just to win a listing. Setting honest expectations upfront is the best way to make sure there are no surprises along the way.

What are the most popular neighborhoods to buy a home in Philadelphia right now?

#7

This really depends on lifestyle, and that is what makes Philadelphia so unique. I love South Philly for its sense of community, East Passyunk for its food scene, and Old City for its history and architecture. Fairmount, Fishtown, Rittenhouse, Manayunk, and Roxborough all offer something different. My job is to understand what you value most and help guide you to the neighborhood that fits you best.

Is South Philly real estate still a good investment for buyers and homeowners?

#8

Yes, absolutely. South Philly has a strong sense of pride, long term homeowners, and consistent demand. Homes with parking are especially valuable, and there is never a shortage of buyers looking in the area. Because of its walkability, culture, and community feel, South Philly continues to be a solid long term investment.

What should first time buyers know before buying a home in Philadelphia?

#9

First time buyers should be honest about their budget, understand the full process, and have a long term plan for the home. Buying with the intention to sell again in a year or two usually does not make sense. I walk first time buyers through inspections, financing, settlement, and everything in between so they feel confident at every step. The biggest mistake a buyer can make is working with someone who does not take the responsibility seriously.

How does buying a home in Delaware County compare to buying in the city?

#10

I was born and raised in Delaware County, so I know it extremely well. Some parts of Delco are just minutes from the city, while others offer more space and a suburban feel. Delaware County has strong communities, great school districts, and a wide range of housing options. If you are considering a move from the city to Delco, I can help you understand which areas make the most sense for your needs.

What is the current Delco real estate market like for sellers?

#11

The Delco market is very neighborhood driven. Some areas are still seeing multiple offers and strong demand, while others take a bit longer to sell. Pricing, school district, taxes, and condition all play a role. If those factors align, sellers are in a strong position. If you are thinking about selling in Delco, I am always happy to talk through what the market looks like for your specific home.

Why do so many buyers work with a Delco Realtor when moving out of the city?

#12

Many buyers feel their Philadelphia Realtor only focuses on city properties. In reality, the strongest agents often work both in the city and the suburbs. As both a Delco Realtor and a Philly Realtor, I can give honest advice about where your money goes further and what areas fit your lifestyle best. Some clients move from the city for more space, while others move into Philadelphia for walkability and culture. I help guide both paths.

What costs should I expect when selling my home in Philadelphia or Delaware County?

#13

When selling, the main costs are the commission we agree on, conveyancing fees, and any negotiated repairs or credits after inspection. Title costs are typically paid by the buyer. All marketing expenses required to get your home under contract are covered by me. I walk sellers through these numbers upfront so there are no surprises later.

Is moving to Philadelphia still a good option for people relocating from other cities?

#14

Yes, without question. Philadelphia offers a combination of culture, history, food, sports, and affordability that is hard to match. With more people able to work remotely or hybrid, moving to Philadelphia has become an attractive option for buyers coming from more expensive cities. If relocation is on your radar, I can help you plan the move and find the right fit.

How do I get started if I am thinking about buying or selling a home but am not ready yet?

#15

The best first step is simply a conversation. For buyers, we can talk about budget, financing, timing, and location. For sellers, we start with understanding why you are selling and what your goals are. There is no pressure to rush the process. Planning early is often what leads to the best outcomes.

Do you represent sellers and buyers in Chester County PA Real Estate, Montgomery County PA Real Estate, and Bucks County PA Real Estate?

#16

Yes, I do. Interestingly, the first two transactions I ever completed as a licensed Realtor were in Montgomery County PA, so my experience outside the city started early in my career. Some of my clients’ biggest long term equity growth came from buying in West Chester back in 2015, which later led to more than ten additional transactions in that area through referrals from family and friends. I have also helped investor clients purchase multiple multi unit and single family properties throughout Bucks County PA.

Chester County PA, Montgomery County PA, and Bucks County PA consistently account for roughly ten to fifteen percent of my transactions each year, and I am very familiar with how each market operates. If you are thinking about buying or selling in any of these counties, feel free to reach out so we can schedule a conversation and talk through the best strategy for your situation.
