I also want to review what is currently on the market near you, what is under contract, and how long those homes took to receive offers. Overpricing a home is one of the biggest mistakes sellers make, so my approach is to be honest, strategic, and realistic from the start, even if that is not always the easiest conversation.

Title costs are typically paid by the buyer 99% of the time, unless something has been agreed upon in advance for that specific deal. All marketing expenses required to get your home under contract are covered by me, your realtor. I walk sellers through these numbers upfront so there are no surprises later.
