Lansdowne Delaware County has new neighbbors!
Lansdowne Delaware County PA has new neighbors & they're the parents of one of my closest friends from high school!
Some closings are business. Some closings are family. This one was both, and I am still smiling about it.
The buyers on this deal are the parents of one of my closest friends from high school. They had been planning to make this move right before COVID hit, and like a lot of people in their position, they decided to stay put and ride out the lockdowns. One year turned into two. Two turned into four. Life has a way of doing that. But this past summer, they were finally ready, and they called the one Delco Realtor they knew would treat them like family. The best Delco Realtor out there, Mikey Parisano.
The Buyers Who Make This Job Worth It
I will tell you the truth. Blue collar, hard working buyers are my favorite people to help, and this couple is exactly who I mean when I say that. The mother spent her entire career working for Septa. The father served in the Marines for over 25 years and used his VA mortgage benefits to purchase this home. These are people who worked for every single thing they have ever owned, who raised a family the right way, and who earned the forever home they just moved into through decades of showing up, doing the work, and taking care of their own.
Helping buyers like this is why I became a Delaware County PA Realtor in the first place. Not for the flashy transactions. For the ones where you get to hand the keys to people who deserve them. It’s the best part of the job!
Like a lot of longtime homeowners in their 60s, they had built up serious equity in their current home over the years, and they were ready for the next chapter. Tired of mowing the lawn every weekend. Tired of shoveling snow every winter. Ready to move into a community association with reasonable monthly fees where someone else handles the stuff that eats up every Saturday morning. That is a real and growing segment of 55+ sellers turned into new buyers in Delco right now, and if you are in a similar position reading this, I want you to know you are not alone and there are great options out there.
Why They Chose Lansdowne
Lansdowne, Delaware County is one of my favorite parts of all of Delco, and once you spend time there you understand why. It is the perfect combination of suburban living and a real small downtown scene. The yards are a good size. The houses are big. The community has character. And if you need to get into Philadelphia or the airport, you are only a short drive away.
For my buyers, Lansdowne PA hit every box. The townhouse they ended up buying gives them the forever home feel with the low maintenance lifestyle they were looking for. The community association handles the exterior work they did not want to deal with anymore. And the location keeps them connected to family, friends, and everything they love about Delaware County without any of the headaches they were ready to leave behind.
The Deal That Fell Through, and Why I Am Glad It Did
Here is the part of the story that every buyer and seller needs to hear, because it is one of the most important lessons in real estate.
Before we found this Lansdowne home, my buyers were under contract on a house in Drexel Hill. It was a nice house. We thought we had it. And then the inspection came back, and we hit a wall.
The repairs we asked for were not aggressive. We were not asking for a new roof. We were not asking the sellers to rebuild the foundation. We were asking for a handful of smaller items that were legitimate safety concerns. Things any reasonable seller would address without blinking. The sellers and their listing agent said no. Flat no. Would not negotiate on a single one.
So we did what we had every right to do. We exercised our inspection contingency, terminated the deal, and got my buyers' deposit back in full.
And here is what happened next. The moment we walked away, the sellers panicked. They came back and said they would do all of the repairs. Everything we had asked for. Suddenly they were ready to work with us. But by that point, it was too late. My buyers felt disrespected and taken advantage of, and they had every right to feel that way, because they were right. The sellers overplayed their hand, my buyers called their bluff, and the deal was over.
Three weeks later, we walked into the Lansdowne home for the first time. Within minutes of touring it, my buyers looked at each other, looked at me, and said "this is it. We want it." The house was cleaner, nicer, bigger, in better condition, and it checked every single box the Drexel Hill house had checked, plus a bunch more.
That is one of the best feelings I get as a Delco Realtor. When you know the universe moved exactly how it was supposed to move, when you know your buyers made out better because they held their ground, and when you know the lesson applies to every single deal going forward. If you are a seller, do not overplay your hand on inspection repairs. If you are a buyer, do not accept being disrespected in a transaction. Walk away. Something better is almost always three weeks around the corner.
Why the Right Lender Matters Just As Much As the Right Realtor
I want to take a minute to shout out my favorite Delaware County PA Loan Officer and his team on this deal, because they are a huge part of why this transaction went as smoothly as it did. Kevin Luchko and his team at Movement Mortgage handled the VA mortgage on this purchase, and I will say it clearly. Kevin Luchko and his team are the best loan officers in Delaware County and it’s not even close.
Here is why. Most loan officers in this industry are a one person show. They do everything themselves, from pre-approval to underwriting to closing. That means when something goes sideways at 7pm on a Thursday (and in real estate, something always goes sideways), you cannot reach them. Kevin's team is different. He has a full time team of salaried conveyancing staff who are involved in every deal from the moment we go under contract through settlement day. Someone is always available. Someone is always working on your file. Nothing falls through the cracks.
I do not make a dollar from recommending Kevin, and I do not need to. I practice the real estate code of ethics, which means I recommend based on quality, not kickbacks. When my clients choose to work with a local, trusted lender like Kevin Luchko, I sleep better at night because I know they are in the best possible hands. Especially on a VA loan, which has specific requirements most lenders fumble, having a team that knows what they are doing matters enormously. For a Marine who served our country for 25 plus years, nothing less would have been acceptable.
If you are looking at Homes For Sale in Lansdowne PA, Delco, or anywhere in the Philadelphia region and you need a loan officer who will actually show up for you, call Kevin Luchko at Movement Mortgage. Tell him Mikey P sent you.
