Why I Love 726 Morris Street: A South Philly Realtor's Take
I am going to be honest with you. I do not love every house that I tour. Some of them I hate. Some of them I like. Some of them I love. I love this one. 726 Morris Street is a fully renovated two bedroom, three bathroom home in South Philly, three blocks away from the bars and restaurants on Passyunk Avenue. The more time I spend in it, the more I am convinced this is one of the best layouts you can buy in South Philly right now. I have worked with this owner/builder multiple times in the past and it’s tough to find a builder in the city of Philadelphia that’s better than him.

The Side Alley, The Layout, and Why This House Just Works
If you have ever lived in a South Philly row home, you already know what I am about to say about the trash situation. Most row homes down here are connected on both sides. Which means on trash day, you have one of two options. You wheel your trash cans from the back of the house, through your living room, your kitchen, and out your front door every single week. Or you leave your trash cans out front permanently, which kills your curb appeal and basically invites every bad dog owner in the neighborhood to drop their poop bags in your bin instead of carrying it home to theirs. 726 Morris has a side alley which leads to a side door/private entrance. That changes the whole game. Trash stays out of the house, curb appeal stays intact, and you get to actually enjoy the front porch you paid for. It sounds like a small thing until you live without it.
Now let me get a little personal about the layout, because this is where I have strong opinions. I live in South Philly. My house is two bedrooms, two full bathrooms, and one half bathroom. Which is almost the same setup as 726 Morris. And I am going to tell you, as a South Philly Realtor and as someone who actually lives this lifestyle, why this layout is in my honest opinion better than the typical three bedroom South Philly row home. A lot of three bedroom row homes down here are technically three bedrooms. Two of them are decent. The third is so small you can barely fit a mattress in there, let alone a bed frame, a dresser, and a human being. And because the floor plan only allows for so much space upstairs, you end up with one full bathroom for the entire second floor. So now you have three "bedrooms," one shared bathroom, and every time you have friends or family in town, everybody is sharing the same shower in the morning. 726 Morris flips that math. Two really good bedrooms, each with its own full bathroom and large, custom closets. Privacy for you, privacy for your guests. I host friends and family all the time, and I will take this layout over a cramped three bedroom every single day of the week. The third full bathroom is downstairs, exactly where you want it when you are entertaining.
The finished basement is the other piece I want to highlight, because it is the perfect setup for anyone with a remote or hybrid job. There is real space for a desk, a second monitor, a comfortable chair, the whole setup. I use my own basement as my workspace for my real estate business and I love it. You get separation between your work life and your living space, which is huge if you are on Zoom calls all day. You close the door at five and you are done, not staring at your laptop from your couch. If you work from home, this basement alone is worth coming to see.
The Outdoor Space and the East Passyunk Location
The backyard at 726 Morris is not the biggest yard in South Philly. I am not going to pretend it is. But, if it helps, I’ve seen 100 smaller back yards in South Philly. But it is absolutely big enough for what most South Philly buyers actually want. Room for a grill, room for a table and a few chairs, room for a dog to do its thing and enjoy some fresh air. You can host a small group of friends back there for a cookout on a Saturday afternoon and it works perfectly. In South Philly, outdoor space is gold. Any outdoor space. This one delivers. And the front of the house matches the energy of the back. Set back from the street with a real front porch, a planter box out front, and hanging plants on the porch. If you are someone who loves flowers and greenery, this setup is ready for you on day one and it’s one of the best front porches that I’ve ever seen in South Philly. You do not have to build it or do anything to the front of this house. All of the work has already been done!
The location is hard to beat. Three blocks from everything happening on Passyunk Avenue, the bars, the restaurants, the coffee shops, the late night spots. A few of my personal favorites within walking distance include Varallo Brothers Bakery, which is genuinely one of the best bakeries in South Philly, Izzy's 33, which is my go to breakfast spot in the neighborhood, and Good Hatch at the end of the street, perfect for breakfast and brunch. You are not driving to any of it. You are walking. That is the South Philly lifestyle, and 726 Morris drops you right in the middle of it.
